Who we are
MyPropertyScan is a UK property risk report operated by BiteRight Ltd. For any UK address, it pulls together public datasets — flood risk, subsidence, EPC rating, tenure, crime, noise and air quality — into a plain-English buyer report: a free headline preview, with a one-time paid report for the full checks. We publish two open UK city-level indexes, the UK Subsidence Risk Index and the UK Property Flood Risk Index, which this page summarises.

Subsidence

Bristol tops the UK Property Flood Risk Index (which ranks 39 English cities; Welsh and Scottish cities are outside the dataset), with 14.71% of properties in a High or Medium risk band from its dominant flood source alone (river/sea and surface-water shares are reported separately and can overlap, so single-source shares are not additive), driven by surface water flooding.
