Refunds
MyPropertyScan sells £12.99 digital UK property reports that are generated and delivered immediately after purchase. Because the paid report is supplied straight away, refunds are generally limited to duplicate payments, technical failures that stop you accessing the report, or situations where the law requires one. Changed minds, poor property scores and unavailable public data are not normally refundable.

How does digital delivery affect refunds?
MyPropertyScan provides digital property reports that are generated and delivered instantly on purchase. Because the report is delivered immediately as a digital product, payments are generally non-refundable once the report has been generated or delivered to you.
The practical reason is simple: the paid report is the product. Once it has been generated, the address-specific scan, risk summary and downloadable report have already been provided. That is different from cancelling an undelivered physical item. UK consumer guidance treats digital content separately from ordinary goods, and faulty digital content may give consumers specific remedies. GOV.UK summarises consumer rights for digital content.
MyPropertyScan is built to make that trade-off clear before payment. You can run the initial scan, review the preview, see which checks returned data, and then decide whether the full report is worth buying. The full report costs £12.99, is processed securely by Stripe, and does not start a subscription.
When may MyPropertyScan consider a refund?
We will consider a refund in the following circumstances:
- •Duplicate payment. You were charged more than once for the same report.
- •Technical failure. A technical problem on our side prevented you from accessing the paid report entirely after payment was taken.
- •Required by law. Applicable law requires us to provide a refund in your circumstances.
Example 1: you buy one report for 14 Acacia Road, but your bank statement shows two identical MyPropertyScan charges for that same report. Send us the scanned address, purchase date and payment references so we can check the duplicate payment.
Example 2: payment is taken, but a technical fault on our side means the paid report page never loads and the downloadable PDF is not available. Send the email used at checkout, the address scanned and any screenshots of the error. We will investigate access first; if the report cannot be supplied, a refund may be appropriate.
To request a refund review, email hello@mypropertyscan.com with your order details. Include the address you scanned, the date of purchase, the email used at checkout and a short explanation of what happened. We aim to respond within a few business days.
When is a refund unlikely?
Refunds are not available simply because a property scored poorly, because data for a particular check was unavailable, or because you changed your mind after the report was generated. We are transparent about data availability before purchase: the preview shows which checks returned data before you pay, and the paid report explains where a result is unavailable or estimated.
Example 3: the report gives a poor risk score, flags flood risk, shows limited nearby transaction data, or says a public dataset did not return a result for that address. That can be disappointing, but the report has still done its job: it has shown a risk or data gap to investigate before you spend more money on the purchase.
Example 4: you scan the address you typed, the report is generated, and you later decide you no longer want the property or meant to research a different home. If the report matched the address submitted at checkout, that is normally treated as a completed digital purchase rather than a refundable error.
If you think the report was generated for the wrong property because of a technical issue rather than a typed-address mistake, contact us with the details. We will look at what was submitted and what was delivered. Refund FAQs
Can I get a refund after my MyPropertyScan report is generated?
Usually no. MyPropertyScan reports are digital products generated and delivered immediately. Once the report has been generated or delivered, payments are generally non-refundable unless there is a duplicate payment, a technical failure that prevents access, or a refund is required by law.
What if I was charged twice?
If you were charged more than once for the same MyPropertyScan report, email hello@mypropertyscan.com with the scanned address, purchase date and payment details. We will review the duplicate charge and, where confirmed, refund the duplicate payment.
What if some checks returned no data?
A refund is not normally available just because a particular public dataset returned no data. The preview shows which checks returned data before you pay, and the paid report explains unavailable or estimated data where relevant.
How do I request a refund review?
Email hello@mypropertyscan.com with the address you scanned, the date of purchase, the email used at checkout and a short explanation of what happened. Include screenshots or payment references if the issue is a duplicate charge or access problem.
