Noise pollution check before buying a house: road and rail noise by postcode
A viewing rarely happens at rush hour, during a school run, or under a busy flight path at 6am. Road and rail noise are some of the easiest risks to miss before an offer, and unlike decor or a dated kitchen, noise is not something you can fix after completion. This guide explains what DEFRA's official road and rail noise mapping actually measures, what MyPropertyScan's bands mean in practice, how to check a specific postcode before you commit, and how to check aircraft noise separately.

The UK's official noise dataset comes from the Environmental Noise Directive (END) programme. MyPropertyScan's automated lookup queries DEFRA's Round 3 mapping, modelled on 2017 data— the round available through the mapping service we use. DEFRA has since published a fourth round based on 2021 data, so treat the automated result as a strategic model rather than today's traffic, and use the manual steps below to check the latest published round directly. The programme is run separately for England, Scotland and Wales under their own regulations, and it is important to be precise about coverage: the England Round 3 data, which is what MyPropertyScan queries, is England-only. Scotland and Wales publish their own equivalent mapping through different bodies, covered below.
Within England, Round 3 mapping is built from modelled road and rail noise contours, reported as Lden (a day-evening-night average) and Lnight (a night-time average). DEFRA's wider Round 3 programme also produced separate aircraft noise mapping for major airports, including Heathrow, Gatwick and Stansted, plus mapping commissioned by other airport operators such as Manchester, Birmingham, Bristol and Luton. That airport-specific mapping is published separately from the road and rail layers, and MyPropertyScan's automated per-address lookup queries the road and rail layers only. If the property sits under a flight path, check the relevant airport's own published noise contours directly, since they are not part of the automated check.
What the noise bands mean in practice
DEFRA's own data reports noise contours in 5 dB(A) ranges (such as "55.0-59.9" or "65.0-69.9") rather than a low/moderate/high label. MyPropertyScan reads that raw contour data and classifies a property's mapped road and rail exposure into three buyer-friendly bands of its own, based on the higher of the two Lden readings:

A useful reference point: DEFRA's own strategic mapping starts recording a contour at 55 dB(A) Lden, so anywhere the mapping shows no polygon at all is, in effect, below that threshold, which is why MyPropertyScan treats it as the low band. The World Health Organization's environmental noise guideline for road traffic is lower still, around 53 dB(A) Lden and 45 dB(A) Lnight, so treat MyPropertyScan's bands as a strategic screening tool rather than a health verdict. The underlying DEFRA contours are also modelled at a broad scale rather than measured outside the front door, so they will not catch every local or intermittent noise source, such as a single busy junction, a pub beer garden, or a rail freight line that runs mostly at night.
Why noise matters when you're buying
Noise is one of the few property issues you genuinely cannot renovate away. You can replace a kitchen, re-plaster a damp wall, or repoint brickwork, but you cannot move a railway line or reroute a flight path. General UK guidance on environmental noise links sustained exposure to disrupted sleep and reduced quality of life, which is why it is worth treating seriously rather than as a minor inconvenience.
It also has a resale dimension. A future buyer will run the same checks you are running now, so a noisy result you decide to accept is a result you will likely need to disclose or price in again when you come to sell. Getting the noise picture right before you offer, rather than discovering it after moving in, gives you a genuine negotiating position instead of an unwelcome surprise.
How to check noise for a specific address
A city-wide or area-wide sense of noise is not the same as a result for the exact address you are considering. Two streets apart can fall into very different MyPropertyScan noise bands. Combine an automated lookup with an in-person check:

- 4Read the seller's TA6 property information form, which asks directly about noise complaints, disputes with neighbours and any known nuisance issues.

How do I check noise levels before buying a house?
Run a MyPropertyScan report for the address, which looks up DEFRA's strategic road and rail noise mapping data automatically as part of the full paid report and classifies it into a low/moderate/high band. Alongside that, browse DEFRA's own published strategic noise mapping data for the postcode, visit the property at rush hour and again late in the evening, and read the seller's TA6 property information form for any noise disputes or complaints. Near an airport, also check that airport's published noise contour maps directly, since aircraft noise is mapped separately from road and rail.
What is an acceptable noise level for a house?
There is no single legal cut-off for a UK home. DEFRA supplies the underlying road and rail noise contour data, reported in 5 dB(A) bands; MyPropertyScan then classifies the mapped reading into its own low, moderate and high bands, using 55 dB(A) Lden and 65 dB(A) Lden as the cutoffs: below 55 dB(A) is low, 55 to 64 dB(A) is moderate, and 65 dB(A) or above is high. The World Health Organization's guideline for road noise is stricter again, around 53 dB(A) Lden and 45 dB(A) at night, so a location sitting inside MyPropertyScan's moderate band can still be above the WHO guideline. Lower is generally better; treat any high-band result as worth investigating further before you offer.
Does road noise affect house prices?
It can, but there is no single universal figure and we do not publish one. Estate agents and valuers commonly treat busy roads, railway lines and flight paths as a factor buyers price in informally, alongside other issues like a smaller garden or an unusual layout. The practical approach is to compare recent sold prices for similar homes on quieter versus noisier streets nearby, rather than relying on a generic percentage.
Is there a noise map for my postcode?
For England, yes. DEFRA publishes strategic road and rail noise mapping data, and MyPropertyScan queries that same underlying data automatically for the address in a report, then classifies it into low/moderate/high bands. Does the check cover Scotland and Wales?
No. MyPropertyScan's automated noise lookup uses DEFRA's Environmental Noise Directive Round 3 mapping, which covers England only. Scotland and Wales run their own equivalent programmes under separate regulations: Scotland's mapping is published through Scotland's Noise, run with SEPA, and Wales publishes its own strategic noise maps through the Welsh Government and Natural Resources Wales. If the property is in Scotland or Wales, check the relevant national viewer directly instead.
