Ziad Nasr founded MyPropertyScan and built the software that assembles its property reports. His work on this site is data engineering: reading the UK's public property datasets, deciding which signals are reliable enough to show a buyer, and writing the guidance that explains what each signal does and does not mean.
That is the extent of the expertise claimed here. He is not a chartered surveyor, a conveyancer, or a mortgage adviser, and nothing on this site is a substitute for any of them. Where a page states a survey cost, a legal step or a lender requirement, it is sourced from the published standards and registers linked at the foot of that page — not from professional practice.
Every page carrying this byline names a person who can be emailed about it. If a figure is out of date or a source has changed, that is a correction we want to make.
What this site is not qualified to do
Stated plainly, because the boundary matters more than the claim. If your decision turns on any of the following, instruct the relevant professional.
- Chartered surveying — we do not inspect properties or produce RICS Home Survey reports
- Legal advice — we do not act as conveyancers or advise on title, tenure or contracts
- Mortgage or insurance advice — we are not regulated by the FCA and give no recommendations

These are the primary sources the product queries and the guides cite. They are all public, so any figure on this site can be checked against its origin rather than taken on trust.
