Why these checks matter in Hastings

Hastings ranks seventh of 296 English local authorities on flood-risk share, and the cause is unusual: the town's two main watercourses were culverted in the nineteenth century and now run in buried channels beneath the streets. 20.4% of homes are in a High or Medium surface-water band, against 3.7% for rivers and sea.

Hastings sits on the Hastings Beds, the interbedded sandstones and clays that give the area its name. BGS Engineering Geology returns roughly equal fine soil and sandstone through the town centre and Old Town, with more mixed ground towards St Leonards.

Different cities have different headline risks. The 12 checks below are the ones that matter for UK addresses, subject to source coverage. The relative weight you give each one will differ in Hastings compared to, say, a coastal town or a former mining village.

  1. 1

    Flood risk

National flood-map sources, surface water and reservoir checks where available.

  2. 2

Headline risks for Hastings buyers

Flood

The Priory Stream runs under the town centre and the Bourne Stream through the Old Town. On the night of 15-16 January 2023 the Priory Stream culvert was overwhelmed and floodwater spread across Alexandra Park and the town centre; the outfall at Denmark Place had to be pumped and cleared of shingle, and Southern Water subsequently took over maintenance of the culvert. The Bourne Stream flooded the Old Town in 2010 and again in 2024 when the channel blocked.

Subsidence

The clay bands within the sequence are shrink-swell prone while the sandstone bands are not, and they alternate over short distances. Two houses on the same street can sit on materially different ground, which makes address-level evidence more useful here than an area rating.
